What kind of house for a small family? We help you choose optimally

In Poland, the model of a family, i.e.
One whose number of household members does not exceed 4 people.
Many such families are faced with a dilemma – what house to choose for a small family, in order to live comfortably and at the same time not overpay.
It is worth studying this topic, because an inappropriate choice of house will reflect on our comfort and pocket for many years.

What kind of house for a small family?
We help you choose optimally

Observing trends in the market and talking, with real estate agents we see that the situation is changing steadily.
Residences, multi-generational houses, but also very small houses are not the first choice.
Today, functionality definitely takes the upper hand over spaciousness.
We decided to take a look at what features an optimal house should have – one that will meet the expectations of a small family and not be an excessive burden on the budget.

Area – How many meters do we need?

In fact, the square footage of the house is not crucial.
Comfortable living for a family of 4 will be guaranteed by an area of 80-100 m2, which will be fully utilized by the designer.
In the first place, such a house should have min.
3 dedicated bedrooms – after all, siblings will only occasionally want to share one room – it is worth securing this aspect in advance.
Ideally, each bedroom should have an area of no less than approx.
10 m2, so that in each you can easily insert a bed, a large closet and, for example, a desk with a chair or bedside tables.
The second important room is the living room, where family life will mainly take place.
It can also be combined with an open kitchen or kitchenette.
The area should be min.
25 m2 and give the possibility to insert a sofa, comfortably place a TV or a set of screen+projector, as well as a table with 4 chairs.
Just one note – the kitchen must not be exaggeratedly minimized in favor of the living room.
It must provide comfortable placement of kitchen appliances, trouble-free movement and enough space for users.
The third key element in our opinion is the number of bathrooms.
In addition to one full bathroom, the house should have a separate toilet or a second full bathroom that can be used by guests if needed.
Particularly in storied houses, it is necessary to locate a toilet on the first floor.

Living and night area – arrangement of rooms vs. comfort of use

In the daily use of the house, a clear division between the living and night zones is very important.
The design should assume the separation of bedrooms for the household members and the bathroom from the living room, kitchen or other rooms.
This can be achieved by arranging the different groups of rooms on different floors.
A great solution is an open living area, which will make the space look bigger.
This will certainly be appreciated by the children, who will be able to build a huge train in the living room or hold races without restraint.
In addition, when guests visit, it will be easier to control what they should see and what should be our private area.
A dedicated guest room is also convenient, but if necessary, this role can be fulfilled by a living room equipped with a comfortable sofa.

Enlarge the space and feel the freedom

A house has many advantages over living in a block of apartments.
One of them is more space, which is definitely worth emphasizing.
First of all, a large, open living room – it would be great if it had an exit through large windows to the garden or terrace.
This is where you can hold family dinners or gatherings with friends on warmer days.
If the living room is connected with the kitchen, it is necessary to have a second large window in the kitchen, and if there is a possibility, also a third window, which will naturally illuminate the entire living area.
It is also worth considering raising its height, especially if it is not a one-story house.
A 15 cm higher living room gives the desired feeling of space and freedom.

Small secondary spaces – big amenities

The secret of a comfortable, functional house is also small adjustable additional rooms.
Here we mean, first of all, a storage room, which can be located, for example, under the stairs, and in which we can fit the necessary household accessories.
It is easier this way to keep the house in order, and at the same time such equipment should not be conspicuous, so cleverly hidden will be a good solution.
It can also be a place that serves as a pantry, although regardless, a cargo cabinet is a good choice in any sufficiently large kitchen.
It’s also a good idea to plan in advance for the location of the washing machine and possibly the
dryer.
Well located (vertically) they take up little space and will not be exposed in the foreground upon entering the bathroom.
A nice addition that affects the comfort of the hosts is also a closet, which is particularly loved by ladies.
There’s no denying it – a dressing room is a great idea and it’s worth locating it close to the bedroom of the hosts of the house.
Depending on the real needs, it is good to consider locating a garage next to the house, possibly with a direct passage to the vestibule in the house.
The convenience of bringing groceries into the kitchen without having to go outside is extremely practical.
In a sufficiently wide garage there is also the possibility of storing bicycles, a work table or additional utility cabinets.
All these aspects will ensure that we secure in a dedicated, separate room the needs that may involve “dirty work.”

Building mass – fantasy or simplicity

An optimal house should have a simple body.
Many designs tempt with fancy details and irregular body.
This often looks good, but in practice it turns out that it always significantly affects the price, after a few years it ceases to be fashionable, and the maintenance itself is also not among the cheapest and easiest.
Simplifying the body of the house, bringing it closer to a square, eliminating the complicated roof structure or unnecessary balconies will save significant amounts of money not only in the purchase/construction of the house, but will also have a positive impact on operating costs.
Such a house will also be perceived as it ages as more timeless and will fit well into the landscape for many years to come.
It is worth spending the budget saved in this way on finishing the house to a slightly higher, energy-efficient standard, and thus lowering bills in the future.
By the way, we want to point out that a simple block does not have to be boring.
The right facade materials, canopies or accents will make us enjoy a timeless design that will give a lot of satisfaction in daily use.
