Frequently Asked Questions (FAQ)

1. can I trust the developer Optima Home?

Our mission is to work honestly and in partnership with customers, contractors and investors. Our previous investments in Ostroleka have been successfully completed, so you can check out the realizations and opinions of previous customers who already live in Optima Home estates.
According to satisfaction surveys, our customers rated us 5+, and 9 out of 10 receptions ended without comments.

(2) Do the land on which the settlements are built have legal status?

Yes, each of our investments in Ostroleka is carried out on land with a regulated legal status. We have all the necessary building permits, which can be verified in the department of architecture and construction in the local office. We care about the real safety of each investment, so you will find only verified and finalized topics in our sales.

3. what materials are used to build housing?

Our horsepower is reliable construction in repeatable quality. We care about the high standard of workmanship of our investments, so we use only materials from proven manufacturers that meet European standards. We source from local companies in Ostrołęka, and select materials in consultation with an engineer and technologist. We carry out investments using the Optima System – a proprietary quality control system, which you can read more about here.

4. may there be additional costs when buying an apartment?

The price of the house includes all the basic costs associated with the purchase of the property. In addition, there will be notarial costs, as well as costs associated with finishing the apartment. Notarial costs are about PLN 5 thousand (the cost of the developer’s agreement and the ownership transfer agreement), while the cost of finishing depends on the individual project. In addition – with multi-family developments – parking and garage spaces and a share in the land may be sold separately.

5. when is the construction planned to be completed and the apartments to be put into use?

The deadlines for the implementation of the investment are already given at the stage of the investment prospectus, which will be presented to you by the Client Advisor. Formally, they will also be written in the developer’s contract, which defines the framework of our cooperation. We take care to meet the set deadlines, and we keep our customers informed about the progress of the work. To date, we have completed all investments on time or ahead of schedule.

6. can I count on help in getting a mortgage?

Yes, a member of our team is a Credit Advisor. His role is to help you get the best loan for you. We provide support at every stage of the credit process, and by using this service you are assured that you are in good hands. The Advisor’s fee is paid by the bank, and you choose an offer tailored to your individual needs.

7 Why is Optima Home registered in Warsaw?

As a Developer, we originate from Warsaw and have carried out investments in several locations in Mazovia. The capital’s location also gives us access to associates with very high competence, which increases the quality and attractiveness of Optima Home investments. Since 2020, no less, it is Ostroleka that has been the most important market for us, and here we are successfully implementing further investments refined in detail.

8. when is the best time to make a deal and get the best price?

The prices of apartments may change depending on the stage of construction and the market situation, but the price included in the signed development contract remains constant. We recommend buying as early as possible to take advantage of attractive prices at early stages of development. This is when the properties offered by Optima Home in Ostroleka will be available for purchase on the most favorable terms.

9. what provisions does the development agreement contain?

The developer’s contract precisely defines, among other things, the payment schedule, completion dates, terms for the acceptance of the apartment and rules regarding complaints. As a matter of course, we provide an opportunity for prior consultation with our lawyer, so that you can be sure that the provisions presented are clear and understandable. This contract is crucial to our cooperation, as it is here that we determine all the details.

10. is a row house a good choice for me?

A terraced house has many advantages that make it an increasingly popular property choice on the Polish market. First of all, the purchase price, compared to an apartment in a block of apartments, is very attractive – it is often possible to purchase an entire 4-room unit cheaper than a 60-meter apartment. In addition, the cost of maintaining a terraced house is even 20-30% lower than that of a detached house. On top of that, there is a large garden, free parking space and extensive infrastructure.

11. what if there are defects on acceptance of the apartment?

During the acceptance of your apartment, you have the right to make any comments on its technical condition. You can use the help of a specialist. So far, the vast majority of our apartments have been received without comments, but if there are any problems, we will repair any defects caused by our fault at our expense under the developer’s warranty. This means 5 years of peace of mind for you. However, we know from experience that these situations are much rarer than among other Ostroleka companies.
